PERFORMANCE RESPONSIBILITIES
1.Diagnose basic building or system problems and initiate corrective action and/or communication
2.Perform repairs on buildings and equipment
3.Perform preventive maintenance on buildings and equipment
4.Inspects equipment on a regular basis to verify proper operating condition
5.Recommends to Director of Facilities & Property Services parts and supplies as needed
6.Assist/review needed repairs/services in regard to budget preparation and planning with Director of Facilities & Property Services
7.Interprets job orders, specifications, and drawings
8.Enforces compliance with occupational health and safety codes and standards
9.On-call in response to building alarms when required
10.Assists in custodial and grounds functions when necessary
11.Assists in setting up for special events when necessary
12.Fills in for Director of Facilities & Property Services when necessary
13.Performs any other related function as may be required from time-to-time and/or assigned by the Director of Facilities & Property Services

TECHNOLOGY USE AND COMMUNICATION EXPECTATIONS

1.Regularly uses School Dude Maintenance Direct to create, edit, update and monitor work orders
2.Regularly uses School Dude Facilities Use to review and understand building use to coordinate repair work
3.Regularly uses School Dude PM Direct to monitor the preventative maintenance of the RSU #14 major equipment
4.Accesses and reviews the Building Automation System and respond to alarms, monitors operation, and makes appropriate changes to set points as necessary to provide comfortable educational environments
5.Communicates via e-mail, phone, text, radio, and written document
6.Proficient in Excel and Word

Requirements:

•Required: High School Diploma or GED. •Required: State of Maine Drivers License. •Preferred: High School and additional education or work experience in building maintenance or trades. At least 5 years’ experience in building maintenance.

Qualifications:

At least 5 years’ experience in building maintenance. Must be able to: •Work independently and be self-directed. •Communicate effectively at all levels. •Set priorities and quickly adjust to daily changes in work priority. •Diagnose problems and implement long term first class permanent solutions. •Understand building systems and building care/cleaning. •Utilize technology to access work, monitor building conditions, and to communicate.
