Responsibilities
Maintenance Technician-Comfortably Home Program
Conduct physical assessments of homes with the Program Coordinator for the Comfortably Home Program. Develop and execute customized work plans based on the needs identified during the inspection. Utilize advanced carpentry and general construction skills to make minor repairs and accessibility modifications in participant homes that meets the professional quality and standards of the program.
Coordinate and communicate with subcontractors as necessary, including but not limited to plumbing and electrical contractors.
Maintain a working inventory and track costs of tools and items required to execute the program work plans.
Use the internet to search, price, and order materials.
Utilize Excel and Microsoft Word computer programs to keep a working inventory and track costs of items required to execute program work plans.
Receive training and remain up to date regarding innovation and industry best practices and age friendly modifications.
Be comfortable working independently in the homes of program participants.
Participate in program marketing and outreach opportunities with Program Coordinator.
Housing Choice Voucher Inspector
Make calls and appointments; organize files and materials.
Schedule and conduct all Initial, Follow-Up, Special and Annual Housing Quality Standards Inspections.
Utilize the HAB computer software programs to send out correspondence to landlords and participants regarding inspection scheduling, HQS findings and HQS finding clearances.
Report all incidents of HQS non-compliance to Programs Manager.
Keep detailed records of all communication with Owners and Program Participants.
Perform computer data entry and generate reports.
Other duties as assigned by the Program Manager.
Property Maintenance
Assist Maintenance Department in performing routine, emergency, preventative and extraordinary building repairs and maintenance not requiring a licensed professional.
Complete work order generated tasks and emergency repairs.
Report maintenance issues to appropriate parties when unable to repair in a timely manner.
Grounds work including care and maintenance of lawns, trees and shrubs.
Snow removal and snow plowing.
Participate in on-call rotation including off-shift and weekend emergency maintenance coverage.
